Why I Love Working in U.S. Real Estate

I’ve been involved in entrepreneurship since I was about 14 —
even if I didn’t call it that back then.

I used to produce parties.
It started in an orchard in Savyon and in houses in Kiryat Ono,
and by the time I was 18 it moved into clubs in Tel Aviv.

What I loved about it wasn’t just the event, the people, or the music —
it was the calculated risk:

Putting money into something I believed in.
Buying alcohol, paying the DJ, sound systems, whatever was needed.
And knowing that if things worked right, people would buy tickets and I’d make money.

To me, it was a conscious bet.
I knew exactly how much money I was putting in and what my risk was.
Everything depended on my ability to make things happen.

Beyond that, there were always a lot of details to manage:
making sure the DJ arrived on time, bringing drinks, getting police permits,
and dealing with last-minute chaos — which at ages 16–17 happened constantly.

That connected strongly with my time in the army as a basic training commander.
A role where you constantly manage people,
make sure things happen,
and know how to respond quickly to unexpected situations.

That’s also where I realized I’m good at working with people:
I know how to motivate, persuade, and get things done —
even when not everyone is on board or fully cooperative.

After trying a few fields that I didn’t really connect with,
I found my way into U.S. real estate.

And in real estate — all the things I loved came together again:

Investing money with calculated risk,
knowing that if the deal is right,
it should return more — like flip deals I’ve done
(of course, not all of them succeeded — tuition costs 😅).

The unexpected problems came back too,
just on a different scale:

A pipe bursting in the middle of a renovation,
an electrical issue with the AC that needs an urgent electrician,
and at the same time heavy management pressure —
loans, title companies, documents, investors,
making everything happen, on time, and in the best possible way for the deal.

I also enjoy working with people even when they don’t feel like cooperating —
contractors who don’t want to fix something they missed after a renovation,
or to do an extra task we didn’t originally agree on.
Because I treat them well consistently,
I know how to convince them and get things done.

All of these pieces together
are what made me choose U.S. real estate as my full-time occupation.
