So… the week has come to an end.
First, I want to thank Naor Gozlan again for the opportunity to write here!
My goal this week was to talk about the many good—and not-so-scary—aspects of real estate investing in the U.S., and in particular to show a bit of the truth behind the whole “who has more” (or “who has more doors”) mindset.
Always remember:
The goal is not to count as many doors as possible or to build the biggest portfolio imaginable.
That’s just the means.
Your real goal should be something deeper—and a portfolio alone won’t necessarily get you there.
If you’ve already decided that this is the path you want to take, it’s worth doing it with guidance from someone who’s already been there—someone who can shorten your learning curve and help you avoid costly mistakes.
I want to end with a success story, to leave you with some optimism and a good taste 🙂
In May 2022, we bought a portfolio of 14 houses.
The seller was an elderly man who decided to sell all the properties he had accumulated over the years in order to leave cash to his children. A few months earlier, he had sold us 18 houses, and after seeing that we completed that transaction properly, he sold us his remaining 14 properties.
The total acquisition cost (purchase price, closing costs, etc.) was $860,000.
Renovations came to about $75,000, and overall the properties were in fairly decent condition.
A year later, we refinanced the portfolio at a valuation of $1,304,000—an equity gain of nearly $400,000.
Today, the portfolio generates around $2,000 per month in cash flow, and the equity has already grown to nearly $500,000.
It’s not a cash-flow bonanza—but we already talked about that in previous posts. The cash flow is just the bonus.
This is one of our most stable deals, requiring relatively little involvement—and that, too, is incredibly important.
