Think Outside The Box, And Never Give up

#EntrepreneurOfTheWeek Doreen – Post 4

With years of hands-on experience in real estate, construction, and investing, I bring a unique blend of knowledge, intuition, and full commitment to every client. I pay attention to the smallest details, think creatively, and never give up—whether we’re up against 15 offers or a shifting market, I fight to get my client the deal they deserve.

If the market isn’t right for selling, I often advise clients to hold the property and rent it out until conditions improve. Nothing is the end of the world—there’s always a solution. You just need the right people around you.

For me, every transaction—buying or selling—is deeply personal. I give it my all, 100%, as if it were my own property. Over the years, I’ve learned that what separates a good agent from a great one is deep understanding of the product. That’s why I got my General B contractor license—to truly understand renovation, infrastructure, finishes, and materials—and give my clients real, added value.

🔍 It’s Not Just About Looks—It’s About Value

When I assess a property, I dig deep.

Is the investment worth it?

What are the true renovation costs?

Was the previous work done well?

I’ve saved clients both money and stress by steering them away from deals that looked great on paper—but had major hidden risks. And in those cases, I helped them find something better.

💡 Real Example: From Fixer to Profit

I represented a client who purchased a fixer-upper listed at $1,250,000. I negotiated the price down to $1,085,000, guided them through a smart renovation plan, and we put it back on the market for $1,800,000 after investing $250,000 in upgrades.

Net profit? $465,000 in just six months.

Only in California can you do that on a single home with the right vision and execution.

🛠️ Architecture, Design & Smart Planning

When I invest in a property, I’m deeply involved in every architectural detail. From room sizes, bathroom counts, kitchen placement, and entry flow—every detail matters. These elements directly affect the home’s resale or rental value.

🏠 House vs. Condo? Here’s My Take:

I always recommend buying a single-family home over a condo, especially in Los Angeles.

Why?

Because every house here has the potential to become a triplex.

You can build:

One ADU (Accessory Dwelling Unit) up to 1,200 sq. ft.

One JADU (Junior ADU) up to 500 sq. ft.

That means you can turn one property into three separate rental units—an investor’s dream.

🧡 Real Estate Is My Passion

I’ve lived in Los Angeles for over 20 years. Many of my clients have become close friends—and even family. That’s the kind of long-term connection I value.

At the end of the day, clear communication and honesty are the real keys to success.
