The Strategy For Investors Who Think Like Entrepreneurs!

After my last post about Tax Liens – where you can acquire properties with minimal investment and no renovations, no contractors, no banks – today I want to dive into a completely different strategy.
This one does involve hands-on work: renovation crews, project management, and deep knowledge of creative financing.
One of the most common questions I get from investors is:
“How can I build cash flow, grow equity, and keep rolling into new deals — without constantly digging into my own pocket?”
My answer?
The BRRRR Strategy.
🔄 What Is BRRRR?
Buy, Rehab, Rent, Refinance, Repeat.
When I entered the world of real estate investing, I knew I wanted a method that would help me grow sustainably — based on real value, property improvements, and smart financial planning.
This strategy checks all those boxes — and more.
🏗️ Real-Life Example from Texas
We identified a property in an up-and-coming area in Texas — great location, strong schools, and a rising price trend.
The seller was asking $155,000, but after skilled negotiations, we got it under contract for $100,000.
Renovation budget: ~$70,000
Total investment: ~$170,000 (plus closing and hard money fees)
The renovation plan included:
New flooring
Adding 2 bedrooms
Full kitchen upgrade
Interior and exterior paint
2 full bathrooms
Garage repairs
…and more.
The result?
A like-new property, flawlessly finished and perfectly suited for modern family living.
💸 Rented Fast – With Strong Returns
We rented the property for $2,150/month, to a great tenant — creating double-digit cash flow returns right off the bat.
But the real game-changer came next:
🔁 The Refinance – Where BRRRR Works Its Magic
After the rehab and lease-up, we ordered a new appraisal.
Result? $280,000 value.
We submitted for a cash-out refinance at 75% LTV, expecting a loan of around $210,000.
This means:
Our initial capital was fully returned
We now own a fully renovated, cash-flowing asset
We retain all the equity and upside appreciation
And we’re ready to roll that same capital into the next deal
This is the true power of BRRRR.
