There’s nothing like receiving a positive response for every offer submitted, but before we get there, there are a few steps we need to take.
Here’s the checklist for Israeli investors in the U.S. – before submitting an offer!!
In the U.S., the real estate competition can be intense. Sellers and agents take seriously only those buyers who come prepared. It’s not enough to “send an offer” – you need to show that you have the genuine ability to follow through.
What’s important to prepare in advance?
A clear and calculated budget
Before anything else, make sure you know exactly what equity you have available, what the total cost of the transaction is (taxes, attorney fees, inspection, insurance, HOA if applicable, and expected repairs). Investing without control over the numbers can turn into an unprofitable deal.A lender or financing approval
If you require a mortgage, obtaining pre-approval from a U.S. bank or private lender is a crucial tool. It shows the seller that the money is available and that it’s not just a “paper offer.” Often, this is the difference between winning a property and being rejected.Immediate access to funds
In the U.S., an offer usually comes with a serious deposit (Earnest Money Deposit). If the money is not accessible, the offer loses credibility. Make sure the funds are sitting in a liquid U.S. account so you can deposit within 3 days.A notary or local attorney
Almost every transaction will require notarized signatures. Having direct access to a notary or local attorney will save delays and provide flexibility when closing.Inspection or Due Diligence
Keep it short and sweet.Ability to close on the desired date
Sellers like certainty. If they want to close within 30 days or less and you are ready for that, you project seriousness. Often, a lower-priced offer with clear and binding timelines will beat a higher-priced offer.
Why is this important?
An Israeli investor who arrives prepared with the entire checklist not only increases the chances of their offer being accepted – but also builds a reputation with agents, banks, and sellers. Those who are seen as serious and efficient will also get future offers, off-market deals, and preference in competitive markets.
I’ll add that a strong offer has several elements, not just the asking price.
Almost always, sellers will look at how much deposit you’ve put down, how many days of escrow, how many days of inspection. A strong offer is a combination of all those elements.
