The Numbers Behind The Buildings

Hi, I’m Lihi – The Numbers Behind the Buildings
Hello to all the members of the “Real Estate & Insight” group
I may not be flipping houses (yet ), I haven’t developed a project of my own, and I don’t own a duplex (also yet)—but I have been behind the scenes with dozens of real estate investors and development companies across the U.S., working the numbers, managing reports, digging through spreadsheets, and most importantly… finding ways to make operations more efficient—because efficiency saves money!
So here’s a quick intro:
I’m Lihi Akavia, a Senior Real Estate Accountant & Financial Controller based in the U.S., with over 10 years of experience working in:
Commercial real estate investments
Residential development projects
Private equity real estate funds
EB-5 construction ventures and syndications
How Did I Get Into This?
Like many great things in life—by accident
I’ve been living in Houston, Texas for 25 years. My dream was always to go to college, and I eventually did. A few semesters in, I realized I was in love with math. As time went on, I got even more drawn to business and accounting. I discovered that everything in life can be measured in numbers—and more importantly, numbers never lie.
They tell a story. A financial story. And once you understand that story, the analysis and decision-making become more powerful than any plot twist you’ve ever read.
I completed a degree in Business Administration with a concentration in Accounting. From there, I dove into the world of real estate. I’ve worked with major firms in the U.S., including:
NewQuest Croswell, focused on commercial build-to-suit development
Residential and hospitality real estate private equity firms
A firm operating in the EB-5 investment space
Today, I’m proud to work at Roth & Co, one of the leading CPA firms in the U.S., managing the books and financial reporting for dozens of real estate entities—getting them ready for year-end audits and tax filings.
So Why Am I Here?
In the coming weeks, I’ll be sharing 4 short posts with real insights from the world of real estate accounting and finance.
No intimidating jargon—just practical tips (and a smile when needed ).
Here’s a preview:
How one spreadsheet can save you tens of thousands of dollars
How to update investors without getting 12 follow-up calls
Why a good CPA can make or break your project
How to keep your contractor costs, loan terms, and budget changes under control without losing your mind
These tips are for:
Real estate developers
Investors
And even beginners who want to better understand the financial side of the business
Got questions? Ask away—I’m happy to share.
See you in the next post!
– Lihi
