Creative Finance – Thinking Outside the Box

In the world of American real estate, many deals are no longer done in the traditional way of buyer, seller, and bank.
When it comes to experienced investors, they often use a tool called Creative Finance — an approach to structuring deals so that every side wins, even when the usual conditions aren’t available.

Instead of relying solely on banks, we as investors can use smart solutions — ways to acquire properties, generate returns, and grow, even when bank financing isn’t accessible or when the seller needs flexibility.

These are some of the main investment techniques we use with our investors, always depending on market conditions, budget, and the investor’s personality — particularly their risk tolerance and ability to handle property management.

The main techniques include:

  1. Seller Financing – The seller acts as the “bank” and allows the buyer to pay in monthly installments.
    This saves the buyer from bureaucracy and loan origination fees, while the seller continues to enjoy steady income at a higher interest rate than they’d get from a regular deposit.

  2. Subject To – The buyer purchases the property while keeping the seller’s existing mortgage in place and making payments on their behalf.
    The advantage: immediate financing, often at a lower interest rate than the current market.

  3. Lease Option – A rental agreement with an option to purchase.
    The investor rents the property, manages it, earns cash flow, and later buys it at a pre-agreed price.

It all begins with a deep understanding of the other side’s needs.
Creative Finance is, above all, the art of problem-solving — finding a structure where the seller gets what matters most to them (price, timing, or stability) and the buyer secures the deal even without large capital or cumbersome banks.
