“You Don’t Need Money to Start”
When we first started our journey, we didn’t have money to buy an investment property.
All we had was the $30,000 we invested in real estate coaching.
Our coach told us:
“Money is never the real problem.”
It’s a triangle: Money – People – Deal.
If you have two of the three, the third will follow.
For example:
If you have a great deal and a team ready to work on it, the money will come.
Our “homework”
We had to call 50 real estate agents every week to find someone who was willing to work with us on our terms.
Our target:
Buy a property in a hot market for 60% of its market value.
It was exhausting. Most agents laughed at us.
But we pushed through. We eventually found someone who spoke our real estate language and wanted to partner with us.
That was a huge win!
The next step:
We had to visit 100 properties, make offers on 10, and close on 1.
We worked hard, visiting 5 properties a day and submitting multiple offers.
Our coach also told us to talk to everyone we knew and tell them what we were doing.
Because if you ever want people to partner with you later — they have to know what you do!
Finally… success!
We got a property under contract!

Our offer was actually a few thousand dollars lower, but we were more creative.
We wrote a “love letter” to the seller, telling them our story and how much we wanted the property — and it worked. We got the deal!
The scary part…
The closing was in two weeks — and we still didn’t have the money!
It was terrifying.
My wife called her cousin in Israel just to vent.
The cousin asked:
“Do you have a coach? Do you have a team?”
“Yes…”
“Then I’ll invest with you!”
Our coach was right:
If you bring a good deal and have a solid team, the money will find you.
The project was a huge success:
Purchase price: $435,000
Renovation cost: $70,000
Sale price (3 months later): $660,000
