#EntrepreneurOfTheWeek – Efi Danieli, #Post1

Hello friends,
I’m Efi Danieli, married with two kids, living in Rehovot, and holding an MBA.

For over a decade, I worked as an employee in high-tech. At a certain point, I decided to take a break and explore other directions. After several months of research and self-discovery, I came to the conclusion that what I really love to do is… eat ice cream. 😄 Just kidding.

You guessed it right — real estate investing.

At first, I thought about investing in real estate in Israel, since that’s what I knew. Over the years, I had done a few things locally — buying and improving apartments, converting storage spaces into living units, and even managing rental properties for family members.

But I quickly realized that it would be very difficult to turn this into a full-time business and build a career that could replace my high-tech job.

During my search, I came across the concept of passive income, and like many others, I was fascinated by the idea of making money without having to actively work for it.

However, I soon learned that “passive income” isn’t really passive — you still need to manage it. But what I did understand was that I didn’t want my income to depend on the equation time = money.
In other words, I needed to build a system that could work for me, even if I wasn’t sitting in an office from 9 to 6 (or more accurately in my case — often until 8 or 9… after all, it was high-tech).

That realization, combined with my passion for real estate, naturally led me to real estate investments in the U.S.

After completing several investments with different investor mentors, I joined Project X, went through their program, and a few years later joined their mentorship team, helping new real estate entrepreneurs get started on their own journeys.

Today, together with my amazing partner Idan Shkedi,
we:

• Build investment groups for cash-flow and exit deals,

• Mentor beginner real estate entrepreneurs in launching their own businesses, and

• Own a property management company in Ohio.

We mainly operate in Ohio and Florida, and each new deal still excites us as much as the first.

Throughout this week, I’d love to share with you:

• My core principles and beliefs,

• The types of investments we focus on,

• Some insights into creative financing,
  and much more.
