Luxury Home Buying Guide: Cities Where High-End Homes Cost Less Than $1M

Luxury real estate is often associated with expensive coastal markets or famous resort destinations. But across the United States, several cities still offer luxury homes for under one million dollars, giving buyers the opportunity to purchase large, high-end properties at prices far below the national luxury benchmark.

Recent housing market data shows that the national threshold for luxury homes—representing the top ten percent of properties—reached about 1.2 million dollars in February. Although this figure increased slightly from the previous month, it remains lower than the same time last year.

Despite rising prices across much of the country, several cities—particularly in the Sun Belt region—continue to offer luxury homes at significantly lower price points.

In real estate, a luxury property is typically defined as a home priced within the top ten percent of the local housing market. That means the price needed to enter the luxury segment varies widely depending on the location.

In high-cost cities such as New York, Los Angeles, or San Francisco, luxury homes often start well above two million dollars. But in more affordable markets, buyers can enter the luxury tier for much less.

One city that stands out is San Antonio, Texas. In February, the entry price for luxury homes in San Antonio was about 750 thousand dollars, which is significantly lower than the national luxury threshold. Compared with the city’s median home price of roughly 320 thousand dollars, entry-level luxury homes are about 2.3 times the median price, which is lower than the national ratio.

Another city offering relatively affordable luxury housing is Houston, where the luxury threshold is around 794 thousand dollars. The city’s large economy and strong population growth continue to support demand for both mid-range and high-end homes.

Other cities where buyers can still find luxury homes under one million dollars include Orlando, Florida, and Charlotte, North Carolina. In Orlando, the luxury entry point is about 893 thousand dollars, while in Charlotte it is close to 899 thousand dollars.

One reason these cities maintain lower luxury home prices is the availability of land for development. Many Sun Belt markets have more space for new neighborhoods, allowing developers to build larger homes at lower costs compared with densely populated coastal cities.

At the same time, demand for luxury housing remains relatively strong. Higher-income buyers are often less sensitive to mortgage rate changes, and many households relocating from more expensive regions are drawn to these markets for better value.

Overall, the presence of affordable luxury homes under one million dollars highlights the significant differences between regional housing markets. While coastal cities remain among the most expensive in the country, many inland markets continue to offer buyers larger homes, modern amenities, and luxury living at far more accessible prices.
