Hello,

I am a sophomore in college and am planning on going into real

estate investment and development. I have been saving up and

investing in the stock market for years to do so. Recently however,

I found that I have good enough credit to get a low down payment on

a house and was thinking of doing a slow flip for my first place.

My idea is to buy either a 1bed/1bath property for under $200,000

or a 2bed/2bath for under $300,000. In the 1 bed case I would live

alone, having my parents pay the equivalent of my college rent

towards my mortgage payments and in the 2 bed case I would do that

as well as rent a room to a friend for around $900/mo. In both

cases, I plan to put down around 10%, gradually rehab the place

with a budget of around $15,000, and then sell at the end of

college when I have my capital gains tax exempt(after living in it

for 2 years). I also plan on becoming a real estate agent over the

summer so I will save when I sell the place myself. My plan B would

be to rent for another year, continue to save and start working

real estate, and then do a 6 month flip in my senior year. Is my

plan A feasible? Would I be able to make a decent profit with the

right place? Apartments vs condos vs houses? Or is it better to go

with my plan B? Really, any advice helps. FYI I live in Boulder CO,

the down payment will be about half of my current savings, I

currently have a part time job and invest in stocks, if you have

any questions I would be glad to answer.
