כיצד לצאת חוזה בלעדי?

שלום לכולם, הפעם הראשונה homebuyer כאן. אשתי ואני

כרגע המוצב בפורט לואיס, WA ו הם מסתכלים לתוך קונה

הבית הראשון שלנו יחד. מצאנו את זה היתרונות VA בכיתה ו

למדנו הרבה מהם ובסופו של דבר הם ניסו להכניס אותנו

המתווך שלהם המלווה, אבל אם לא היינו לא היה קשה

רגשות. החבר שלי המליץ על המתווך ומלווה עבור VA שלנו הלוואה

אז החלטנו לחפש אותה בהתחלה הכל

מה שרצינו. עברו כבר חודשיים ואנחנו מנסים לסגור

How to get out of exclusive contract?

Hi everyone, first time homebuyer here. My wife and I are

currently stationed in Fort Lewis, WA and are looking into buying

our first house together. We found this VA benefits class and

learned a lot from them and ultimately they tried to get us into

their realtor and lender, but if we didn’t there was no hard

feelings. My buddy recommended a realtor and lender for our VA Loan

so we decided to look her up and in the beginning everything

sounded good. First off, I just want to say we never met our main

realtor but kept getting passed around a bunch of different

realtors that work with her but not ours exactly. Then they would

just send us listings that just popped up without even asking us

what we wanted. It’s been two months and we’ve been trying to close

on houses (at least 4 or 5) but we keep getting out bid. Now our

realtor hasn’t even contacted us in over 2 weeks.

Now, the people from the benefits class call us to check in on

how we were doing and I pretty much tell them I would like to try

them out because we haven’t been getting good luck with our current

one. Best people ever. After giving them a chance we found out even

more stuff that we didn’t know about and they genuinely seem to

want to help us and are giving us more than we had ever hoped for

in terms of effort and benefits (cover closing costs, concessions,

etc) they say that they negotiate hard and that’s how they do so

well.

Well now is the tricky part. My wife and I signed a exclusive

realtor contract with our previous realtor and according to our

contract, if we go with a different person then we still have to

pay them a commission unless we give them prior written notice or

120 days until it expires (which we don’t have that time). We

couldn’t find any examples online of letters or something written

about our current situation and I was wondering if the wonderful

people of reddit were able to help us out.

TL;DR

Current realtor ended up ghosting us, signed a exclusive realtor

contract, wondering how to get out of it.
