**Alternative real estate investments.**

Hello friends, the investment world is full of possibilities and sometimes scary how do I manage the investment? The property is far away in a foreign country I don’t know the rules there, what will happen if there is no tenant etc…

That’s exactly what alternative real estate investments are for. Basically these are **investments without tinkering! **These are always managed yielding assets. That is, we purchased a property that would be listed individually in our name in the taboo. The property is yielding meaning we will have a fixed **passive** income, and there is a management company that will manage the property for us in a lease for many years (even for 20 years) and in many cases there is also a contractual obligation to re-purchase the property with an increase in value.

The percentage of return on these assets will range from 8% to 14% net per year. And the investment amounts are not high and will usually range from NIS 150,000 to NIS 500,000. Taxation is simple, too.

Sounds great, doesn’t it. So what assets can match? For example, hotel rooms, offices, loans for entrepreneurs, a room in a nursing home and more. It is important to make sure that the property exists and is not under construction! It is very important to check the management company and definitely according to the parameters we learned yesterday. What has the seniority of the management company’s reputation been? What’s her motivation for the project? Is she invested in the project? And what happens if she’s gone?

An alternative real estate investment amount is a good opportunity in a large investment with a nice return without tinkering and defined as a low-risk investment.

**השקעות אלטרנטיביות בנדל”ן.**

שלום חברים, עולם ההשקעות מלא אפשרויות ולעיתים מפחיד איך אנהל את ההשקעה? הנכס רחוק בארץ זרה אני לא מכיר את החוקים שם, מה יקרה אם אין שוכר וכו…

בדיוק בשביל זה יש את ההשקעות האלטרנטיביות בנדל”ן. בעיקרון אלו **השקעות ללא התעסקות! **מדובר תמיד בנכסים מניבים מנוהלים. כלומר רכשנו נכס שירשם באופן פרטני על שמנו בטאבו. הנכס הוא מניב כלומר תהיה לנו **הכנסה פסיבית** קבועה, ויש חברת ניהול שתנהל עבורנו את הנכס בחוזה שכירות לשנים רבות (אפילו ל – 20 שנה) ובהרבה מקרים יש גם התחייבות חוזית לרכישה חוזרת של הנכס עם עליית ערך.

אחוזי התשואה בנכסים הללו ינועו בין 8% – 14% נטו לשנה. וסכומי ההשקעה לא גבוהים ובדרך כלל ינועו בין 150,000 ₪ ועד 500,000 ₪. גם המיסוי פשוט.

נשמע מצוין נכון.. אז איזה נכסים יכולים להתאים? לדוגמא חדרי מלון, משרדים, הלוואה ליזמים, חדר בבית אבות סיעודי ועוד. חשוב לוודא שהנכס קיים ופעיל לא בבניה! חשוב מאד לבדוק את חברת הניהול ובהחלט לפי הפרמטרים שלמדנו אתמול. מה הוותק הניסיון המוניטין של חברת הניהול? מה המוטיבציה שלה בפרויקט? האם היא מושקעת בפרויקט? ומה יקרה עם היא איננה?

לסכום השקעה אלטרנטיבית בנדל”ן היא הזדמנות טובה בהשקעה לא גדולה עם תשואה יפה ללא התעסקות ומוגדרת כהשקעה בסיכון נמוך.
