Post 2 - On a creative method to find homes that are not in the market

One of the big challenges today is locating deals that are out of the market. One of the things I learned in US real estate courses and found to be true is that usually sellers who do not use a realtor are not necessarily aware of the true value of the home or are considering selling you a home for the wrong reasons. Financial pressure, divorce, problematic tenant or focusing on another location.

When looking for homes that are not in MLS, the repository of realtors, there are many creative ways. Some go hand-in-hand with databases that are open to everyone. In Columbus, I really like working with the county website, typing home and rental addresses and finding investors with more than ten homes. The image below shows an example of such a familiar search).

So, two years ago we bought a bedroom 3, in HOOD, areas at risk as I like, at 19 thousand dollars only. A house that hardly needed a massive renovation, a little cosmetics. It all started when I called the seller himself (I discovered his phone number through other repositories) and asked if there was any asset he would like to get out of his portfolio. We continued with the check (house inspection) and we took it down from the original price and bought the house. The house was recently leased at $ 750 and is now for sale, again, at a price twice as high as its value.

In conclusion, when looking for new properties, do not settle for just the MLS. Also try to use the properties offered for sale in the brokerage pool in another way - in order to reach sellers of additional properties.

In the next post, we will find out how to find properties from a broker - but those that do not appear on the market, and we will get an idea that may be new to some of the forum participants שת
