Then the bank asks: "What is the purpose of the loan?" What's your excuse?

After 6 years a tenant has been in the house and leaves, the house is required to be refreshed for the next tenant. A house in an excellent area, but it is quite basic in its design - carpet, a carpet replacement is required as a minimum. I was thinking of upgrading to a parquet (LVP - luxury vinyl plank). The management company also recommends what the order of magnitude of cost is in relation to replacing the carpet? 1768 sqr 4br home.

  1. I agree a little less with what was written to you above. But first it is important to ask where the house is located in the United States and what is customary there in the area.
I guess it is less common there to tile the whole house on the walk and this is also a much more complex installation, grout that gets dirty over time and looks (in my opinion) less pleasant.
I would go for LVP or EVP. This is an easy and quick installation, not really expensive, against water and massively upgrades the look of the house.
We usually prefer to invest a little more and do hardwood mainly because you can always sand and repaint and it usually attracts better tenants… but it's already a question of the character of the house and the neighborhood and whether there are going to be small children / animals or not.
