Nice to meet you
#יםמהשבוי Yishai Ashkenazi #Post1
First of all, a huge thank you to Lior and Abbi, the forum administrators for this stage and a forum that shares thoughtful and professional knowledge.
About me
I am Yeshi Ashkenazi, married plus 4, an entrepreneur, investor and lender to investors in rental and improvement transactions. Director of an association in the field of education and culture for over a decade.
So how did I end up in Landlan?
One morning during Corona my wife in the first closure found myself without a slave and sending 40 employees to sick including myself. While drinking my morning coffee I asked my wife is this it? Is that how it all ends? It can not be?!
My head started to throb and I immediately started looking for an occupation that would not limit me to a quarantine or a geographical location. I decided to connect the dots of my strengths and I will explain that in this post.
Real estate for me is
Real estate has always fascinated me but didn't particularly attract me.
But *entrepreneurship* was definitely part of my DNA. And I even began to gain experience in the field, whether it was the first real estate deal that ended in a flip on an apartment in Harish on paper that was sold at a 30% profit and after that the purchase of a detached house in Jerusalem at 30% below market price.
Did you much...learning
So I heard about project x through Tovia who was the CEO and also a colleague, I made a decision in my heart to go ahead with it and sign up. I was looking for a partner because this is the model of the X project and I signed up together with my brother-in-law as a partner. I found ourselves knitting a project in module 4 and very quickly realized that the course was slowing down our pace. We made a decision to leave the course without saying a single bad word about the professional people we met on the course. And to this day consults and attends events and networking sessions of these amazing people.
Family is my strength
Happily married to Livia and father to Ella 14, Yael 12, Yanai 9 and her father 5. The family are the ones who give me the strength to do what I do with more vigor.
Invest a lot of time in quality time. One of the things we love are walks in nature, cooking dinner together every day and songs.
The 5 am club
For over 5 years now, I have been getting up every morning at 5 am, doing sprints and swimming and listening to podcasts about real estate. Prays in minyan every morning and studies a daily page lesson for a year in a row.
The connection to the USA
As the son of an American mother, the great USA always attracted me. I remember my visit to America being blown away by the size of everything from the trains to the well-oiled system of all the roads and bridges. Since the ninth grade every year I have found a reason to visit the USA. After the army I went on a trip across the USA and crossed the entire USA in a car I bought for $1,000. During my undergraduate studies I went to do an internship with a congressional company and every morning I worked for 3 months on Capitol Hill. My wife and I as a young couple decided to move to the USA for graduate studies and settled in Boston for two years and another year in New York. Our eldest daughter Ella was born there.
from job to job
Since I started I have purchased for our investors and portfolio members of rental properties strongly believe in the duplex and single product. These days we also started flip deals and improvement with banking support.
Currently focusing on the Milwaukee area. Accompanying investors in all stages of the transaction and building a portfolio of properties for our investors. All over 50 percent of my clients have purchased more than one property and I match each investor and family with the best suit for them.
mission and why??? My
As an educator and director of an association for over a decade who works in social enterprises, I owe the reason why? So my lemma is to enable young families to be passive investors with a relatively low investment of a quarter of a million shekels and enjoy a double-digit return.
In the next post I will share about my first deal...
