Never say never?

When I was a child, I thought how sad it was that people buy a house and are stuck for the rest of their lives with debts to the bank.
It was clear to me that I would never take out a mortgage.
I'd rather live in a tent than have the bank buy me a house.
How many times have you said to yourself "I will never..."?
Today I am 180 degrees to the other side.
I didn't check, but it seems to me that it is most common to say this in the context of finding a partner,
And most often the exact opposite will happen ????
All this introduction comes to say - be yes men.
Remember the movie Yes Man?
Besides I like Jim Carrey, I really believe in attitude.

You should always come with an open mind, and not rule things out.
When I am offered an offer, I first ask myself - why not actually?
And in other words, I will think about the reasons why.
Then, magic happens.
A door opens.
And behind this door, you suddenly discover other doors that you didn't even imagine.
And if we're talking about celebs, then as our friend Dr. Seuss says - when you go out, you get to wonderful places!
This is true in every field.
Our lives are dynamic, flexible, constantly changing.
This requires us to be attentive, and jump on opportunities.
I encounter this a lot in the real estate business.
It started with me deciding to study the field. An opportunity came, and I just jumped on it. I had a lot of reasons why not to do it, but I felt I had to try. A small decision that led to something big.
It can be in the strategy we choose. When I started, I was focused on one strategy. It's not a bad thing, it's even good, but when you keep an open mind, over time you see more opportunities, which can also be suitable.
Even when we see a deal - there are several ways to examine it. Not suitable for Flip or Rent? Wait, it's not time to give up yet..
Maybe we can rent to Owen, maybe we can slander?
The strongest for me is collaborations. It doesn't always work.
Finding a partner is a bit like finding a groom, but there's nothing to lose ????
In my case it was true for several shares.
Some were more successful, some less successful, but I learned from all of them, all of them promoted me, and I am in good contact with all of them (which is more important to me than any deal because people come first).
In short, the conclusion is-
never say never
And now, after all the honorable speech, and in a sharp transition,

This is basically a method of transferring ownership of a property without a title search.
When we don't transfer title, we actually inherit all the problems the previous owner had - we buy a property and also buy his debts.
A good recipe for scams.
In QCD, the person who is most protected is the seller and not the buyer.
Why do people still do it? Because most likely the property will be really cheap.
But this cheap one is the most expensive there is.
The funnest part is that you will probably discover it when you want to sell, because your buyer will discover all the debts in the title search he will perform, and boom - the deal is done, and also go pay off debts from the past now...
Smart investors (like here ???? ) buy only with WARRANY DEED.
