Try and try, learn from the falls and move forward! Keep trying & falling

I started my first post with my story, about how I started in tourism and how over time my clients and ambitions took me to real estate in the USA.

One of the things that I find difficult to see on the Internet is people who only tell the good things and upload pictures with all the successes, the good life, etc... This may be good for certain people and maybe for their friends, but for people like us, who are looking to learn from people and improve every day, prefer to hear and learn from the experience and mistakes of others And really learn how they got there, and not the simple story "I bought one house for 50 thousand dollars and today after three years I have 1000 properties, etc."

Now I will try to tell you about some stories at the beginning or in the projects that I learned from and helped me grow.

Step 1: First stop - New York

At the very beginning, like everyone else, I saw all the successes and marketing of entrepreneurs (or rather Israelis) about successful projects and investments, there was no one who told me "I lost thousands of dollars in this deal", "I fell for the project" or "I was cheated" etc...

So I went straight to New York to look for the first projects for my investors from abroad. I met many cute, smart and professional people, but during one of my visits to several buildings, I hear "here they sell for 50 cents to the dollar", "there they just want to spend the fund" and all kinds of phrases like that.

Then all of a sudden I start to see the "battle" and the reality of some entrepreneurs, for me it was strange a bit the opposite of what I saw and also as I said I would have come with the concept from the vip tourists "that you can't make a mistake and you must control even the weather".

So, like all of us, instead of saying "Going back to tourism" I said "Wow, I have to understand why it happened to them and learn and try to provide better service to my investors and not make a mistake", and then I became interested and understood some of the obstacles in this area. And I came to the conclusion, as in everything, that the mistakes start for several reasons, which could be people with bad intentions or lack of experience/information in the designs.

Stage 2: Second stop Ohio

I moved to another state in search of less complicated transactions and less bureaucracy. Then I started with the single family homes, at first there was a pretty simple plan, to set up a team and a system to find properties, buy them for investors and transfer them to a local management company, pretty simple.

The scissors were really good, we were able to get a lot of off-market and/or below-market properties with potential for a nice improvement and a high relationship rent that gave nice returns to the clients.

But once again I realized that it is very difficult to find a management company that will manage the properties as if they were their property and would not have any personal interests in selling/repairing/renovating. Bringing in problematic tenants (or even inventing that they did some of these things) endlessly in order to bring money to their company (it is possible to bring a million examples but not looking for a negative post) And we will not talk at all about the tenants or work culture.

After several attempts that include a million stories (you can write a book about such things) and because I feel and think that I am 100% responsible for the investment (even if it is true or not) we decided to take it into our own hands and handled it one by one so that there would be no loss on the part of the investor.

Step 3: Partners

Once again we understood and learned more about real estate in the US along the way with many successes and obstacles - including financial losses and we will not talk about time, as I always say, these obstacles are like a master's degree or a doctorate in life or real estate.'

We realized that we take a lot of responsibility beyond the sale of the properties and feel that every dollar invested with us or through us is more important than our money, then we decided that in the following projects we must already be partners in the transactions and manage the entire process.

That's why, after learning and taking risks, we get up stronger and move on. We increased the team and focused on increasing the department for commercial properties (multi-family, commercial, hotels) and began to be referees in transactions. Here, too, there were many obstacles on the way such as Corona, interest rates, a decrease in the value of the commercial buildings, but as I said, you learn everything you can, improve and do everything to bring the diamonds (the good deals) in the various difficult situations that can be.

It's not all beautiful here either, there were also deals that we worked on for months, sometimes even under contract that fell through, investors who were closed on investments of millions and suddenly there were delays, we received an inspection with mistakes and all kinds of things, but there is only an option in these projects to learn quickly and try to solve in the best way Effective (sometimes easier - sometimes harder).

Step 4: Grow - keep learning and growing and growing

We will talk about this in the last post, how today is ahead in commercial properties and also in new construction in Florida. Our goal right now is very simple to grow with our customers as much as possible for the long term and work just like partners. As I discussed in the previous post, a solid and organic base.

In short, I am a person who constantly tries to learn from books, from stories, from all kinds of accidents at work, from the market and even from a movie or series, the most important thing for me is to be prepared for all kinds of scenarios - and if I am not ready to quickly analyze the situation, learn/understand, solve and continue . It's not always possible to solve everything in a second, but it's also important to understand the temporary and do everything to solve-progress.

I can say that I go to sleep and think about every little thing that must be solved and I also get up with the goal of improving and moving forward every day. It happened to me several times that some investors with more experience told me, no matter how many scenarios you imagine or think will not exist, sometimes there can be a strange situation like "corona" for example, but the most important thing is to always stop for a second and check, learn, .

As it is written in the book of Proverbs, "A righteous man shall fall seven times and rise again."

"Only a person who falls several times has the strength to face trials. The clichéd example that comes up is the reference to a baby who in his first year tries to walk for the first time. Falls and gets up in countless attempts, but continues to try with determination and finally, naturally, with the joy of success and with pride acquires the basic skill of walking.

When there is a change in habits in general and changes in eating habits in particular, there are "falls". It is known, known and sometimes even breaks us. A fall is not surprising, but sometimes it is necessary. Rabbi Nachman of Breslav said "the descent is the purpose of the ascent" every fall is for the purpose of the ascent! The 'fall' is not a random accident, but part of the work and a stage that is even inseparable from progress. The ups and downs indicate that there is a process of ascension, which is alive and growing. Prolonged stability may actually imply stagnation.
