In the next post I will touch on the oldest field of marketing and sales, knocking generation✊

How does this relate to Landlan and the theme of the group?

At the beginning of my journey in the field of construction, the biggest challenge was to get the customers/leads. 

In 4 years I tried every possible method: social media, Google, Yelp, Home Advisor, magazines, letters, email marketing, canvassing, hangar generation, referrals, radio, television, telemarketing 

I have tried every possible marketing method and still try, but the best of all and by far has always been and will be Boots On The Ground 

Generation Knocking!

Befitting an ex-fighter who is not afraid of a bit of terrain and a bit of sun or rain 

During times when there were no leads I would simply go out and knock on customers' doors. 

Almost no employee agreed to do it

Certainly not in the Florida sun or rain 

But I insisted that it would be the bread and butter of my business and the main source of creating customers/leads with all the difficulty involved. 

Advantages of the Door knocking generation:

*There is no cost to create the lead if you go out on your own other than time and sweat (physical sweat by the way). 

*There is no weak season or period with weak network exposure or any excuse of one kind or another, you go out for a few hours and you return with a signed contract! 

*Lots of captive customers, I happened to go to houses that do not have internet and basically you are playing against an empty gate, that is, instead of competing with 10 bids and coming down close to the costs to take the project, you are the only bid. 

*You can choose the location of your customers and the distance from the business, you can choose low-capacity neighborhoods for pace-financed transactions or luxury neighborhoods when you want to sell high-end remodeling. 

*The Floridian client appreciates you very much when you knocked on his door, he sees you as a hardworking and dedicated person and you start from a good place. 

*You explain to the customer the simple logic that he will get a reasonable price because we don't have to spend on a marketing company or a sales agent here (they love it!) 

*The biggest advantage is that you control when there are leads in the business arbitrarily at a decision level. 

So it is true that in terms of management and control Dor Knocking teams is the most difficult thing to manage. 

And you will probably be interviewing new candidates every day alongside managing the existing teams in the field 

But there is something very powerful and primal about generating leads through generation knocking, very similar to a hunter 

that the hunter leaves the house in the morning and physically brings home his food from the field. 

And here, as I promised, I explain how it is related to the world of real estate 🙏

Thanks to Generation Knocking, I reached places that no one else had reached and I located deals below the market with clients who live in a dangerous or at-risk house when the owner is bankrupt or in debt and I am unable to approve them for any finance and the house requires immediate care! 

In some cases the house is right before eviction from the city or foreclosure! 

You probably already understand where this is going

In the last two years, I have made dozens of wholesale and Subject Two transactions and 90 percent of them came from the knocking generation, some of them personally (to this day, I make sure to go out with my teams twice a week to give a personal example) the rest of the transactions came from customers I visited at their homes from other marketing channels that I mentioned here at the beginning of the post. 

Some of you know it as Driving for Dollars 

Or generation to generation from the world of Holseich but in the end it's the same, it's physically leaving the house and the prohibition of convenience to contact homeowners in the most direct way possible.
