So, as I promised in the penultimate post, I will tell you about a very creative and special Subject Two deal I made about a year ago. 

So like that on one of the Mondays

(I'm going out for a knocking generation with the teams

I took an apprentice with me and we went to a generation knocking session in a nice neighborhood on the water in Fort Lauderdale that I had targeted ahead of time as an area where I wanted to operate. 

In one of the houses I met a guy who looked busy, discouraged and was working on advice, his house had undergone full demolition (dismantling/demolition before renovation) and several violations had been committed in it (construction violations) 

It was possible to see city hall stickers on the windows with a demand for a work stoppage, when I approached him with the ingenious pitch I built for Dor Knocking (I'm attaching the pitch below) 

He told me that he needed a contractor because the previous 2 ran away with the deposit, the first one did the demolition and created construction violations for him against the municipality, the second one was simply stressed by the violations and also ran away with the money. 

I recognized the owner's stress and started working towards a Subject Two deal 

In this case he was not about to lose the house and was not an owner in a bad financial situation, on the contrary a very resilient person who did not live in Florida and simply gave up dealing with contractors here. 

The house is after complete demolition, it is not possible to continue working because of the construction violations, it is not possible to bring in tenants and it is not possible to put it on the market in this condition and in the meantime the escrow goes down every month and the owner meanwhile is "bleeding" money, on the other hand the owner lost faith in the contractors after 2 contractors ran away from him with a down payment At their place and exactly at this timing I arrived! 

I offered him a quote on how much a complete upgrade of the whole house would cost, including the removal of the violins, and he said that he was already discouraged from this house and even claimed that he had bad luck in the house and was considering kicking it out. 

The same person bought the house in early 2022 

There is a 10 percent down payment based on the value of $640

Paid a mortgage for a year (at that point) with an interest rate of 3.9% and here I started to build my Sabjaka XNUMX transaction🤝

I explained to the client that in 4 days he will have another payment in escrow of almost 5000 and I am ready to take the payment, I am ready to take the "Az Is" property from him and he is not responsible for anything anymore and he can return to Seattle to his comfortable life and his comfort zone

I sold him comfort, peace of mind and industry. 

The client was convinced quite quickly I must say 

And all this happens 4 days after I knocked on his door! 

We did the entire process of transferring the title to the Land Trust where the Land Trust is the name of the client and the address of the house.

Of course we signed an internal Subject Two contract between us and I rolled up my sleeves and went inside with teams to start the project.

The house was 3 rooms with 2 toilets/showers but huge(!) 2450 square feet

(The house had an addition of another master and another huge Florida room that were closed as part of the house) 2450 square feet for 3 rooms is huge and impractical, so I added another toilet/shower to the house and 2 more rooms. I finished an amazing renovation in 45 days (after all, I am a contractor). 

I recognized something that had happened in the last few months and gave the house a renewed character, a kind of guest house. 

Following the war and the cancellation of visas, there is a crazy influx of Israelis here who can stay up to 3 months without social security and without the ability to rent an apartment. 

First and last month deposit or commitment for a minimum of 8 months is also very difficult 

And I decided to rent the house by rooms 

1500 dollars 500 dollars deposit and you get a room in a villa with a pool on the water and it includes everything month by month a quick, convenient and easy procedure. 

The house generates $7,500 a month $90,000 a year and a 15 percent annual return.

I didn't stop here of course

I went to the municipality and checked with the zoning if I still have the option to enlarge the house and if I don't go beyond the limits of the house I have another 825 square feet to build I brought in an architect and an engineer and started plans for another house 2 bedrooms shower bathroom living room and kitchen I estimate that within a year from today it will be open to tenants. 

Rarely does such a deal come out that is a win-win and both parties win, the owner thanks me to this day for saving him from this terrible headache and I thank him for the opportunity to buy a house without a dollar down payment and at an amazing interest rate of 2 percent! 

Subject Two is an amazing way and a great tool to buy houses sometimes without a down payment and under excellent conditions with low interest and without a lot of headache and hassle.

I don't have to spend an additional 10 to 20 percent on Salzman because I am a manager in the company and don't work on commissions, add to that the light logistics because my teams are already working in the neighborhood, so it's a total of moving a demolition team from house to house and skipping the container, which will both speed up the process and Will reduce costs for me and you. 

The explanation makes a lot of sense and logic and the customer usually responds to the request and shows us a project at home that he "has wanted to do for a long time"

Through Dor Knocking, I also reached homes that do not have internet, which means that I have no competition at all

I'm playing against an empty goal!

In cases where the client is not approved for any finance and the house is in a situation that puts him at risk or is about to be foreclosed, I immediately offer Subject Two

If the customer has been paying for 10 years

I make creative suggestions like paying him rent in some luxury tower for the first year or getting him a car on lease.
