UC Asset Taps Cannabis Property Strategy for $5M Public Offering
ATLANTA, July 21, 2025 — UC Asset LP (OTCQB: UCASU) has announced the filing of its second amended Form 1A with the SEC, aiming to raise up to $5 million through a preferred share offering. These shares will carry an 8% annual dividend and are part of a broader strategy centered around high-yield cannabis real estate investments.
Cannabis Property Portfolio Yields Strong Returns
In its filing, UC Asset emphasizes the success of its cannabis property investment approach, boasting a 14.4% return on investment (ROI) — a performance that significantly surpasses industry averages.
“Based on data from Players Club Capital, which reported typical cap rates between 7% and 10% for cannabis cultivation real estate, our portfolio outperformed by nearly 70%,” said Larry Wu, founder of UC Asset.
Wu also noted that public filings from peer companies suggest their cannabis portfolios returned between 11% and 12% in 2024, still trailing UC Asset’s reported figures. However, he urged potential investors to do their own due diligence, as interpretations of other companies’ disclosures may vary.
A Unique Approach to Cannabis Real Estate
According to Wu, the company’s success lies in a targeted and disciplined investment strategy. The firm has also published a detailed white paper titled “Our Performance and Strategy in Cannabis Property Investment”, available on its Investor Relations webpage.
“Our approach is unique in five key ways,” Wu explained:
- Strategic Timing: Investments are made during perceived market lows to maximize value.
- Premium Asset Selection: Focused only on technologically advanced, top-tier cannabis facilities.
- Tenant Relationships: Prioritizing stable, long-term partnerships over broad diversification.
- Financial Innovation: Enhanced sale-and-leaseback structures for stronger returns.
- Market Viability: Investing in regions where cannabis operations are poised to compete nationally.
Looking Ahead
UC Asset’s new offering reflects growing investor interest in the cannabis real estate sector an area still maturing but increasingly vital as legalization expands. By combining strategic timing, premium property acquisition, and innovative deal structures, UC Asset positions itself as a standout player in this evolving market.
