UC Asset Taps Cannabis Property Strategy for $5M Public Offering

ATLANTA, July 21, 2025 — UC Asset LP (OTCQB: UCASU) has announced the filing of its second amended Form 1A with the SEC, aiming to raise up to $5 million through a preferred share offering. These shares will carry an 8% annual dividend and are part of a broader strategy centered around high-yield cannabis real estate investments.

Cannabis Property Portfolio Yields Strong Returns

In its filing, UC Asset emphasizes the success of its cannabis property investment approach, boasting a 14.4% return on investment (ROI) — a performance that significantly surpasses industry averages.

“Based on data from Players Club Capital, which reported typical cap rates between 7% and 10% for cannabis cultivation real estate, our portfolio outperformed by nearly 70%,” said Larry Wu, founder of UC Asset.

Wu also noted that public filings from peer companies suggest their cannabis portfolios returned between 11% and 12% in 2024, still trailing UC Asset’s reported figures. However, he urged potential investors to do their own due diligence, as interpretations of other companies’ disclosures may vary.
