As Yoav noted, it is important to go in depth on the closing documents, with the HUD between them and understand where the differences are coming from. On the face of it, beyond the 6% brokerage fee, withholding tax that might have been deducted, if there were no debts (property taxes, water, etc.), the difference you indicate seems particularly high…
