I would appreciate advice on owner financing.
I have a property in Ohio-Strongville that I have invested a total of 103k on. Rented for 1300 dollars. I am interested in selling it through owner finance
Which constellation is recommended in terms of down payment, interest, number of years for loan distribution (20,30 year), balloon for several years?
I know that it is recommended as much as possible DP and interest but remember that the target audience is investors then must produce here a win-win situation

- It's not at all certain that your target audience is investors, the audience you need to think about is an audience of people with low credit ratings.

- In general everything is a question of your flexibility in front of the potential buyer. What I know from Multiplay (less than single) transactions is that the DP is between 30-40 (again depending on the deal). The loan is a balloon loan ranging from 3-5 to 5.5-6.
