After I got into the right mindset, it was time to get into action.
I really wanted to prove to myself that I could so there was no option for me but to excel.
Here comes the first tip, whoever enters the real estate field and in general, I believe that in every field but right now we are talking about real estate, which will join all real estate groups on Facebook both in Israel and in the destination country. Dangers But we have intuition and common sense.
Before real estate I was anti-Facebook and social networking, I opened a silent Facebook account that I thought would be used just to follow my boys. Dressed I learned shortly after that the youth were not on Facebook at all but that was already an afterthought.
Anyway my account was dormant there and I gave it life only when I decided to log in and join the real estate groups. I'm sure other social networks like LinkedIn and Instagram are equally good and also appear on my TO DO LIST to learn them but it will probably have to wait a bit.
Since I chose to work in the Kansas City area, I connected with all the real estate groups in the area and started reading posts.
In one of the local Kansas Facebook groups I read a post by a young local American guy named Tysan ​​who was looking for a flip partner, I contacted him, I liked him and we talked but since we were both very new to the field we did not know how to handle the partnership remotely and he had to close the deal. Several days. I told him to move forward right now without me because I did not want to delay him and we agreed that we would talk again soon.
Meanwhile in hard work I found a property for renovation, I found a contractor, a realtor and we started renovating, what excitement and butterflies in the stomach, first flip alone in a faraway land that I knew only through photos and videos.
The realtor will come back to us but I want to point out that she was a lovely woman and a real tick (well yes) she was very strict and she did not like what the contractor was doing so she started giving him instructions and they started fighting. I found myself compromising and mediating with a total feeling of deja vu, also in my work I was required to do so many times and sometimes I felt like a teacher. So here's real estate or nursing I go back to the same common point of people and relationships. There is nowhere to run.
The problem resolved itself when she had to travel to her family in another country and asked her friend to replace her. Asterisk, I believe things tend to work out for the best, if you don't get stressed and believe things will work out for the best. I have so many examples from so many areas that we worry about false worries and get into unnecessary pressures when this universe has a wonderful tendency to just get along.
There was such a good relationship between me and that mediator that she took care of me from a distance and talked to me almost every day to make sure everything was going well and that I was fine.

During the renovation of the property, a connection was made again with the charming pilot whose intuition about him said absolutely yes. Oh well… yes so I also trust my intuition and also I have more hard things to tell about myself, I have until the weekend so wait.
what….? We heard right? Did you know your Facebook partner? You're not serious, are you? You're laughing, you're not real, what are you crazy about? Did not meet him and form a partnership with him? Are you going to give him money? You will be stung, you will be deceived, where are you living? Intuition Alek Who trusts intuition in this world?
Well this is just some of the less difficult things I have heard in response from people. Acknowledge that for some of you too, it has now passed in your head.
The funniest thing is that even today, two years later, when we are asked in the United States how we both knew each other, I see that Tysan ​​turned a little red and says through the Bridge Real Estate Group, he just does not mention that this group is on Facebook. Yes there too look in admiration at people who started their partnership on Facebook.
So we found another property and decided not to take on a contractor but for Tysan ​​to manage the project with subcontractors and workers and purchase the materials directly from the stores, thus reducing costs.
It all happened when I was still a student on the course and not some experienced realist. So we started while I was running my first flip that ended successfully and I even got to profit from it (not a lot but something).
In the process we found another property and started renovating at the same time. During the renovations I went for the first time to visit and get to know my lovely partner and his family as well as to see in the field what is going on.
I was insanely excited, it's fun and exciting and exciting to be in the field and see everything tangible and real.
I have a lot to say about the renovation processes that are not simple and even challenging but it is a matter for another post and maybe it is better that I leave it to the group sharks that I really enjoy reading their neat posts and knowledge and even save them when needed. I will continue to tell you stories ????
So the houses we renovated turned out to be the most beautiful in the neighborhood, invested and sold at record speed but what… we did not exactly make money (in some we even lost quite a bit), what we did gain was tuition and experience in the field. I was happy with the initial decision I made not to bring in investors before I try things on myself and with my money (maybe I will still dedicate a post to some tips on renovations).
From there we made a number of other flips, some of which we decided to own owner financing.
Meanwhile a contact was made with an acquaintance of Tysan ​​who is a contractor and entrepreneur in Texas and his name is Oscar who said he would be happy to cooperate.
So what do I always say?… "Yes" So I said yes and we started a new construction project in Texas with him. I felt like a girl in a candy store, I was excited about the plethora of opportunities and the super cannon contractor that suddenly everything seemed easy with him (right, my intuition shouted yes ????)
