How do I want to finish?
As a child, adolescent and adult in the early years of my career - I felt uncomfortable talking about money. I did not grow up in a home that dedicated financial well-being. Maybe I could even utter a sentence like: "Money sticks to other kinds of people".
I made my first investments in real estate on a whim. I was almost ashamed of them (it was almost 20 years ago). If I had to talk to a potential tenant - I would hide in a place where no one could hear me. What about me and that?
I'm not there today.
Money is not a goal, it is a means. Money is really not the most important thing in the world. There are so many things that come before him. But, there should be enough of it (the money) - so that we can enjoy the more important things in life.
But my main message to all of us is:

don't stop learning - I try every week to make sure I learned something new. It stops Alzheimer's…

Responsibility and independence - manage the situation (and our investments), not be passive. No one will take care of us better than us. In investments - find your right channel - and go with it. Don't sit on the fence, it's much more dangerous.

modesty: We don't know everything, we don't know how things will develop and what the market trend will be. The market is stronger than our forecasts. In every new deal - the chance of not succeeding exists, so let's treat our investments with humility and modesty.

other people's money - Holy anxiety: Before any investment that we try to recruit investors for - let's check if we are ready to include the neighbor, brother, cousin, friend, father in the investment. If you are not sure - let's not enter into the investment...

We focus on investments in multifamily in the USA in the Value Add strategy
Why?
Because it allows exposure to the profitable real estate market in the US, which in general - provides higher returns
Because it enables the use of leverage (financing), which the developer is supposed to obtain for the transaction, when most Israelis do not have the ability to obtain financing in the US at sufficiently attractive interest rates
Because this enables a correct combination between the improvement deal and a yielding asset (or in other words - it is an improvement deal with regular dividend distribution)
Because it simply seems to us the right combination between risk and opportunity.
What do I recommend doing when considering entering into a group investment?
check the people with whom you are supposed to enter the investment. This is an investment in people, in the real estate industry.
Who do we do it with? With an excellent local partner, with whom we are now entering the fifth project.
Are we actually "marketers"?
No, we are partners in the entrepreneurial group. We examine and choose the investments we enter into, we bear responsibility towards the investors (both material and contractual), we invest our money in each investment, we sign the investment contract, we are part of the managing partner in the partnership the investors enter into and we represent them in essential decisions. We check all the periodic reports and distribute them to investors, as well as distribute the rewards due to investors.
