3. Alon Niv - the real estate market of Dallas, Texas
Meet Alon Niv:
My name is Alon Niv, married +1 (could it be that by the last post in the series I will already be +2?).
Has been buying properties, improvements and rentals since 2013, as well as new construction projects.
About three months ago I left my job as an employee in Israel and went after my heart to engage in real estate in the US full time and from the field!
So today I live with my family in Dallas, Texas
I strongly believe in doing business with people!
We shared with more experience and we shared less but we are all human and we all started (or want to start) somewhere.
In my opinion, what is more important than one percent return or another is that we be whole with our investment, with the people we work with and sleep well at night…
When I sat and thought about what to tell in the podcast, what else I could innovate, what other points I could touch on that many good people who wrote here before had not yet touched, I decided that I would just write about myself.
If I can inspire someone, if any of you feel connected, maybe be where I was until recently and will rise up and do something - I did mine!
So how did it all start…
When I was in the army I was on a field team and I enjoyed it so much that I allowed myself to make a statement-
"I'll never work in an office!"
From there I was discharged from the army, returned from the trip and reality hit me.
"I will not work in the office" but what is it ??
Who works outside? What will I be a driver?
So I found a job measuring plots.
I worked for 3 months during the hot summer months of Israel. So hot that I began to hallucinate that I was seeing lakes!
I ran out of ideas and went with the flow to study.
I bought myself a few more years of postponing the decision of what I would do in life and then exactly what I did not want to happen happened-
I found a job in the office
The salary was good and I had no other idea anyway so I went for it ..
And so the years passed, from position to position, from company to company, fighting for the place by the window to know at any moment whether there was still light outside or it was already dark.
Going back for a moment to the period of study that I did not expand on before, I will tell you that in retrospect something happened there that will be more meaningful to me than all my 4 years of engineering studies.
In 2013, third year of studies, I invest with a classmate (we don't really sit on benches today, do we?) who has just opened a real estate development company together with a local partner in the USA and the worst happens -
I really benefit from the first project as the business plan showed!
The best experts will say that the most dangerous thing is to make a profit on the first project and think that you have cracked the method - you have understood how to make easy money, you are the king of the world!!
So I took the principal and profit and left them for another project plus an even larger amount that I brought “from home” in another project at the same time.
You can already guess what happened right?
A business plan that showed a one-year project and 22% profit turned into 3 years and a loss of 60% of the fund.
And translated into real numbers - a loss of $ 35k in the two projects together.
At a point where many would retire from the field and go try their luck elsewhere,
A strong gust of energy and motivation hits me - I'm going to learn how to do it myself and return the money!
In those days of "finishing" the projects I am already after school, sitting in the office by the window, trying to understand what is happening in the real world outside and wondering if I will still get to experience some sunny moments today and then it passes in front of me in the feed ..
"Want to learn how I did it?" I saw an advertisement for a real estate course.
Talking to myself again - "Alon, you will only be serious if you invest money".
In the podcast I will tell about the path I took in the world of real estate and in general, the transition from renting to self-employment, the transition from Israel to the USA and I will share some personal stories.
We will also talk about striving for contact, speed of response and tuition.
Among the things we talked about:

- A story about a goal, a pursuit of touch and $120K in 40 minutes.
