"You cannot expect change if you behave the same way every time" Albert Einstein

"Listen, I found a bomb deal here!" I told my mentor. "Property, in good condition. The seller is playing it hard to get, but I think there is an opening for a good deal.'
He heard this chant from me at least twice a week.
"I suggest that you check seven more properties in the area for me, analyze them and then come to me," he told me. The truth is, he was a bit more blunt and decisive.
Even though we started working Paul Pawar, I felt like I was constantly walking around with feelings of guilt. Not that I did anything wrong - on the contrary: they stemmed from the feeling of competition I was in. In practice, this is what helped us to make successful purchases at attractive prices - we always did the e-mail.
A deal I learned a lot from is a duplex we purchased in the Lincoln Creek neighborhood (Milwaukee Wisconsin) with a renovated roof, a relatively new heating system and tenants paying (albeit not enough) 100k. The price during the Corona period was very attractive.
After a few rosy months in which I also raised the rent, the problems started. I was sure it was because of the environment. Only after I got there physically and researched - I realized that what you see from there you don't see from here.
"Hey Josh" I turned to my man at the management company "Do you have any idea what's going on at our property?" I was determined to understand what was the story of gatherings around the building for all hours of the day.
"You won't believe" he answered me "they opened a drug station in the house next to us. This results in a massive movement of people. Sometimes it leads to fights and even shootings," he said.
In no time, the story turned into a nightmare. From a gold deal in a reasonable environment and paying tenants, to a violent environment and a non-paying tenant. It was clear to me that this property must be disposed of, but wisely. in listening and conversation.
As part of the negotiations we conducted with the tenants, I understood that there was a point flow difficulty. Unlike in America, I offered them to pay the rent in installments. Beyond that, I committed to making improvements to the property that I planned to do anyway before the sale.
Three months have passed. During them, the repairs I committed to were also fixed and the rent-roll was balanced. Then, winter came. And their winter is a piece of winter. The first thing that is affected by the cold is the neighborhood 'activity'.
In this situation, when the house looks much better, the tenant pays and the environment is calm - the buyer was not late in arriving. Although, traditionally, the volume of transactions is small during this period - he paid 118K.
From the crisis situation, I learned something more about myself. I learned that in a crisis situation, one must act with courage and step out of the box. Get out of the normal operations. implement new ideas. Just as Albert Einstein said. He said that about stupidity. I chose to be less critical, with your permission...

Dealing with pressures and changes in the real estate world

What's going on an expensive group? So this week I'm getting into the big shoes of "Entrepreneurs of the Week," thanking Lior on stage. So in a few words about me and us, I am a co-owner of SafetyTint, having been operating for the past eight years in Orlando, Florida as a real estate agency for local and distant investors. This week I will start with a post slightly different from my regular content, the topic is dealing with pressures and changes…
