I am a real estate lawyer since 2005 and an entrepreneur in my soul.
It all started in Israel many years ago when I tried to initiate the construction of a residential building on the site of an office building in a winning location.
And why do I say I tried, because at some point in the middle of the road, they showed me, elegantly, how they cut me out of the deal, while paying me very high compensation, but relatively, low as to entrepreneurial success.
From that point, I learned the first and most important lesson:
You can trust people you know, but always protect yourself properly with a great agreement.
I made other real estate transactions in Israel but realized that the economic barriers were relatively to high, and I have moved to Germany.
In Germany, for several years, I led, together with a partner, groups of investors, and together we purchased Multi Family buildings while parcelling and dividing the apartments into separate units.
At some point, I saw that there was a leakage of investors from Germany to the United States, due to the yield differentials between Germany and the United States.
As I delved deeper into the issue, I realized that I should look into the bottom of it.
Since then things really changed.
I have been operating in the US market since 2017 and I have been involved in hundreds of real estate transactions that included all types of transactions.
I am also a mentor teaching student who want to be real estate entrepreneurs in the US since 2018.
As of today, I mentored more than 140 students.

הכל התחיל בישראל לפני הרבה שנים כאשר ניסיתי ליזום הקמת בניין מגורים על שטח של בניין משרדים במיקום מנצח.
ולמה אני אומר ניסיתי, כיוון שבשלב כלשהו באמצע הדרך, הראו לי, באלגנטיות, איך מנפים אותי מהעסקה תוך כדי תשלום גבוה מאוד, אך יחסית נמוך להצלחה היזמית.

עשיתי עסקאות נדל”ן נוספות בישראל אך הבנתי שחסמי הכניסה הכלכליים יחסית גבוהים, ועברתי לגרמניה.
בגרמניה, משך מספר שנים, הובלתי, יחד עם שותף, קבוצות משקיעים, ורכשנו יחד בניינים Multi Family תוך כדי ביצוע פרצלציה וחלוקת הדירות ליחידות נפרדות.
בשלב כלשהו, ראיתי כי ישנה זליגת משקיעים מכיוון גרמניה לארצות הברית, מפאת פערי הרווח התשואתי בין גרמניה לבין ארצות הברית.
ככל שהתעמקתי בסוגייה, הבנתי שכדאי לי לבחון את העניין.
מאז יצא מתוק.
