Hello everyone,
As I promised in the first post, keep updating the Liverpool property purchase process, this post is a direct continuation of the previous post I posted here about three weeks ago, at the end of the post there is a list of links, the first link links to the previous post.

So after choosing Target, we did a dry purchase cost simulation, projected revenue and found an opinion leader to lead the local operations, now putting efforts into learning the area.

I will divide the steps for learning the area into three, learning at the macro level, learning at the micro level, and learning from people in the field.

Macro Level Learning - Mapping the City Structure at the Geographic Level and Knowing Important Areas:

1. Familiarity with the city structure - In Israel, you can map a city according to neighborhood names, in England it is slightly different, there is a precedent for the neighborhood name and that is the postcode, one zip code can apply to several neighborhoods, Liverpool's zip code starts with the letter L.
Then you have to figure out which neighborhoods are included in each of the zip codes.
On the second link, there is an article on Wikipedia that exactly does this mapping, which neighborhoods are included in each zip code along with a map of the city.
2. Google Map - One of the central tools and uses that accompanied me over the past three weeks in learning the area, can be listed in his example of Liverpool L4 and delimiting the entire area sitting under L4, you can see a satellite image of the area, see the differences between houses in the same area (bytes) Details / buildings, etc.), figure out if new homes are being built, and even go down to the resolution of watching the street itself (useful to see, for example, which cars are in the same neighborhood - could indicate the population at some level).

Micro-level learning - The next step in learning the area was publishing statistical information about neighborhoods in Liverpool City.
From my past experience, not in every area just to find statistical information, in this case after a little Google search I came to a Liverpool City website that accesses quite a bit of essential information about all the neighbors in town, the third link at the end of the post links to the relevant section of the municipality's website, using the information on the site I created a table of All neighborhoods in the city with the following indices:

1. Average price of apartments in the same neighborhood - gives an estimate of the cost of apartments in the same area, the price also divides into several categories of apartment types - Detached, Semi, Terrace, Flat
2. Average family income in the same neighborhood as well as the level of unemployment in the same neighborhood - also gives an understanding of the socioeconomic situation in the same neighborhood and an understanding of the quality of renters.
3. Level of education in the same neighborhood - The data appearing on the municipality's website mainly refer to the metrics in the mathematics and science professions, and also from this information can be deduced the socioeconomic status of residents in the same neighborhood.
4. Level of crime in the same neighborhood - this information can also be found on the municipality's and police's website, you can actually see on the street level by a map view how many crimes were, what kind, how many times, who complained, etc. (personally stunned) Me the resolution that can be dropped on the issue of crime through the police site) In the fourth link you can access their site.
5. The amount of landlords in the same neighborhood - information that can estimate the demand for rent in the neighborhood, the more residents in the same neighborhood who are also homeowners can understand that the need for rental apartments is lower and most residents buy apartments.

As you can see the amount of information accessible to anyone by UK authorities is vast and allows for remote learning of the regions to a really low level, you can drop the resolutions of the number of cancer patients in the same neighborhood as compared to other neighborhoods as well as the number of smokers etc. (on the fifth link you can see a sample report on a neighborhood Anfield).
As I also noted in the first post, this is definitely an advantage in England both in terms of language and access to information by local authorities.

The third category is learning from people in the field - in my opinion, this is one of the most important things, no better than an experienced person and in our case receiving information from people who live in the area and the profession:

1. Get information from the agent who accompanies me
2. Getting information from other local agents I contacted - even this fee is fine in my opinion, as long as the price makes sense
3. Asking questions to groups on Facebook that are relevant to the topic - In the first post I mentioned several groups that put a lot of relevant information and also have the opportunity to ask questions there and get very quality information
4. If calls come to the scene with taxi drivers - I have seen several times in the past who recommended it here, and from experience, it really works and gives important information, local taxi drivers know all the "gossip" of the city, where to go, where there are areas of crime and so'.

After doing the mapping, you can already understand more or less which areas are relevant to us as investors, in my case the areas that have been attractive to me both in terms of budget and investment purpose are L4, L5, L8, L9, L20, these are not the strongest areas, More areas where the population level is average and even average minus, but yes in my opinion there is a expectation of price increases and population level increase.
In addition, in terms of budget in these areas, the houses are cheaper and therefore more suited to the budget level.

In conclusion just saying that there are loads of investors who do not do all the research in the way I did, I just naturally like to research and go down to low resolutions.
In addition, it is difficult for me to trust someone without believing the whole process, seeing for myself that the information I receive from my agent is in line with what I found myself, so it is important for me to be involved in the small details, to know the things and accordingly to make decisions.
