So how did I get to the real estate world?

Hello everyone,
My name is Eran Kashi 26 years old from Rishon LeZion engaged to Evelyn (interior designer) and real estate investment business owner - Eran kashi Group

So at the age of 16 / 17 I looked for my place and ways,
I read books and studied in courses of
“Investments in the capital market” “Forex”
I made a little profit and lost a lot
(About 30k which was a huge amount for me)

I realized it was less for me, I listened
To myself, I decided to move to the second field that interested me
Me - real estate, I wanted something physical that was possible
Touch it.

And more stable according to what I understood then.
And the capital market would cause me emotional stress,
Every time he ran to the screen to see what was going on
Rising / descending and it was not healthy,
And caused a great deal of unpleasantness!

Then I started researching real estate
Especially books and video clips.
At the age of 18 I enlisted in the army,
Initially combat and then as a supporter
North and South.

What happened to me there mostly 2 stuff,
1, I realized how terrible (for me)
To be in a huge system that controls you
And I felt very small in this system.

And, I've seen all the people who work
There for their livelihood for the same security and detached
A constant that gives them stability and permanence
That they so want, it was for me
As a "micro cosmos" to what is happening
"Outside" in real life
I understood that these people were walking
As a "herd" and they give up something
Bigger .. I will not miss!

In this respect, it was a difficult time
And I felt like a bird without wings
I told myself I was going out
From this race on the road to survival
And I won't be the "mouse" in the game.

This time,
I would read Robert Kiyosaki's books
Almost every series is something like 10-12 .. Books.
Of Donald Trump, Dale Carnegie,
Think and get rich and more.

I would read mostly at night
And in the little time I had to sleep.
And on trips, return several hours.

I remember that motivation (and anger) was in heaven?
Just an explosion!

I dreamed and planned how I was going to get out of the army and immediately purchase a first property !!!!!

But, there was a problem ... I didn't make a profit ...
Every month I saved my “salary”

And while I was at home in the least time to rest
I worked and saved from being deported
I even gave up many times
The purchase of food outside and even a can

(I told myself I should give up what I wanted now and gave up the momentary pleasure,
She will not stand between me and the dream to buy an apartment.)

When I read, many people (in the army) saw

And then the end came .. I was released and flew away for a week. I returned and worked as a lifeguard
In the pool 10-14 hours and sometimes 17 hours! (At 2 morning and evening places that could not give me the tax hours I wanted) I saved money and also brought coupons to the bank.

At the age of 21 I left the army at 20.8 and in October I already signed a contract to buy a first apartment in the city of Nesher near Haifa.
Then rose to 500k

I did not know 5% of what I know today.
I knew very little but, I knew a lot about going to close the apartment.

I bought it from army deposits, the saved salary, money before the army, and money from hard work,
And at many hours.

Immediately after the purchase of the apartment, money was needed for the renovation. And I also wanted to go abroad like everyone else after an army but all my savings went..But on first property?
So I was upset. Well not much more true
I was very proud!

We were missing a trip abroad
So I flew with Evelyn to work in South Africa
In the works of Israelis ..
For about 4 months we worked and here and there we walked!

Where we decided that work in the field was not for us,
And I want to engage in real estate!
We returned to Israel, and I saw
The price of the apartment rose by about NIS 100,000

Of course I was excited and very happy!
I invested capital as 100k multiplied themselves
in a short time..
Together with the joy I understood
That the price of all non-assets
I bought them all went up in the tens and hundreds,
Some more and some less ..

And I was sorry that I had not purchased any property and property ... that I had visited
And I did not believe myself that another 1 asset was afraid to buy.
Even though it was not quite logical at the time
financially..

I told myself I'm now going to learn how to buy and buy multiple properties at once and duplicate the success to as many deals as possible.

I studied, studied, and persuaded Father now

“How will you buy? Need money to invest in real estate! ”
This is a sentence that was in his mouth all the time…
(Even today in the tenth deal he says it.)

During this period I kept everything quiet and did not tell the surroundings because when I was there I was told things

My confidence ... and made me angry with them
But I realized it did not make sense to them.
And always remember to note that I'll lose a minute
(Everything!) And it is very dangerous to invest.

But in each deal, these reactions fell.
Until they say - “Well, do what you are
I understand nothing about it, leave
Me, you do not listen anyway. "

After I returned to Israel, I worked again to save my assets
And I learned about real estate in every way.
And a year later at the age of 23

We closed 3 trades one February 2016 at 5% below the price
Market (at the time) we did for the betterment we rented approximately 7%
And was already sold at a nice profit. (Was exempt from purchase tax)

The second transaction in March 2016 as 10% below the market and also we have improved the price of the property with the renovation of the salary as 7%
And still rented a third year. In 4,000
(Purchase tax was paid 50,000)

And a third transaction in May 2016 as 20% below the price in 495 an apartment that was equal to 600 we renovated and sold after a year as 740 (paid purchase tax 40,000)

All of them are transactions of appreciation and worth of property for sale
And also yield rental income
And reduce the amount of the mortgage.

Then we continued another such transaction tax.
All this is done while I'm still at work for the conference and for that
Get mortgages from banks.

One of the important things I learned at first
This is more money than his shortage,
Will not stop me because there is a lot of money
At any given time he did not disappear
He only changes place and waits
For the next investment.

I've done the last year and a half
3 deals from Contractor,
A home in Jacksonville Florida.
And an apartment in Paphos Cyprus.

Today I am happy to say that a user

Deals with every day and full-time investments
